Equitable Service Charges apportionment is of the utmost importance when preparing a new development. A developer, in the west of Ireland, has contacted you and wishes you to prepare a Service Charges Budget along with Apportionment Matrix for his mixed used development nearing completion and which he intends to bring to the market shortly.
Details
Building is 3 stories high on one side entering from ground level car park
4 stories high (including the Ground Floor Commercial) with access from street
3 Ground Floor Commercial Units – 320Sq M each (street access)
2 Ground Floor Commercial Units – 80 Sq M each (Street access)
1 Ground Floor Commercial Unit – 160 Sq M (Street access)
Overhead Commercial
20 Apartments
Apartments are entered via 4 doorways in to the car park at rear
Each stairwell contains 5 apartments
Each Stairwell has 4 apartments of 76 Sq M each and 1 apartment of 152 Sq M
Each apartment has a balcony either looking out over the commercial units on to the street or on the other side looking out over the car park at the rear.
Freehold Houses
There are 10 semi detached Freehold town houses at the front of the development. Each house is 76 Sq M. Houses share the car parking and common green space with apartments and commercial units.
Assignment:-
(1) Prepare Apportionment Matrix for the development as a whole and show how it will be divided across the units
(2) Prepare an appropriate budget for this development divided across the identified appropriate headings.
(3) Provide narrative as to how this budget was arrived at
(4) Using the apportionment calculated for each unit allocate the budget amount across each unit
